During the initial phone call or at the property appointment, we will get as detailed as possible with the property. We want to truly understand why you are selling the home and what issues we can solve for you. Our first question to the seller always is “what are you looking to get for the home”. We do not throw out offers to start. If we can work within your price, we will. If we can’t, we will come up with a price and terms that we both can agree on. If we can’t come to terms, we can part ways as friends!

Of course! Most of our sellers have only “considered” selling their property for a little while when they first contact us. It’s normal not to have another rental or home lined up when you go to sell to us. We are very flexible with closing dates. We can also do lease back options as needed for sellers who want to close on the sale of their home to use any proceeds towards a new property. We have also helped sellers find short/long term rentals in the area.

You most certainly can list your home with a real estate agent and people do every day. However, there are certain advantages to selling your home privately to a company like ours. Short answer is when you list with a realtor you will be doing repairs, you will have lengthy inspections/appraisals, you can have buyers back out at the last minute, and you will be paying high realtor fees for what kind of service? With a private sale with us, you deal directly with the buyer with no middle man. There are no repairs needed, you can leave any personal items in the homes you wish, there are no commissions, and our closing dates are very flexible.

Our company has access to multiple local financing institutions, private lenders, cash, and buyers who purchase off us. Sometimes sellers wish to make an investment off selling their home by becoming the bank. We will partner with the seller to finance our purchase of the home if they have large amounts of equity. The seller agrees to sell their home on a fee schedule, we pay monthly payments to them plus an agreed upon interest rate, with an agreed upon balloon date when the home would be paid off in full.

My experience dealing with Tom Valichka has been a professional and pleasurable experience. Tom contacted me early in 2022 with interest in buying a lot I owned on Lake Nottley. After talking several times by phone and messaging we came to an agreement on the sale price and the closing process. I decided I would hold the mortgage on the lot he was buying.
